Barcelona short-let regulations

Barcelona operates a strict licensing system for tourist apartments. Only properties with an existing tourist licence (HUT) can legally operate as short-term holiday lets.

The City of Barcelona is not currently issuing new licences. Licensed assets therefore command a significant premium. We advise all rental clients on their specific legal position before proceeding.

Madrid

A more flexible market

Madrid's short-let regulations are less restrictive than Barcelona, though the landscape continues to evolve. Long-term rental demand in prime Madrid districts is consistently strong.
